The following points may assist -
Viewing - Having identified properties of interest with ourselves we will arrange a viewing time at the property to suit yourself subject to Landlord and or existing occupiers’ permission. Viewings may be accompanied by one of the team who will be on hand to provide immediate advice and answer any questions you may have.
Confirmation of Interest - Once you have decided on a property you will need to confirm you interest and will be asked to complete a written application form. No holding deposit is taken but the property will not be reserved until all paperwork and references have been completed satisfactorily, and formal acceptance to your application given.
References - The team will take references on behalf of the Landlord. This will normally include your employer, any former landlord and in some cases a character reference. In addition, a credit check will be undertaken. The services of an independent referencing company may also be used to obtain and evaluate references taken.
Guarantor - In some cases, a Guarantor will be requested who may be a friend or relative but must be a home owner in the UK. The Guarantor will be expected to guarantee the rent for the period of occupation.
Tenancy & Term - This will be an Assured Shorthold Tenancy Agreement which is a legally binding Contract between the Landlord and the Tenant in which your rights and responsibilities will be specified. The initial term is usually 6 months but may be longer subject to the Landlords approval.
Rents - Rents are normally quoted on a calendar month basis.
All rents are payable by Standing Order into the Company Bank Account.
Self Employed
The team will require two years of filed accounts for proof of income, together with details of your accountant and approval to contact your accountant for any additional information required. If you don't have an accountant, then we will need three years authenticated self-assessment forms from the tax office. If you have been self-employed for less than two years you will need a guarantor or to pay the full tenancy rental amount in advance.
Retired
The team will require a copy of your pension statement as proof of income. If there is no pension the following will be considered
- Statement indicating long-term savings i.e. proof that any long-term savings amount to three times the sum of the total contractual rent.
- State pension - this will always be taken into consideration.
Council Tax and Utility Bills
In addition to the rent the tenant will be responsible for Council Tax, water rates, gas, electricity and telephone costs. The building insurance will be the responsibility of the Landlord, but any contents introduced by the tenant should be separately insured at their expense.
Deposit
A deposit is required prior to occupation and we must be in possession of cleared funds prior to the Agreement coming into force. This deposit is usually a minimum of one month’s rental payable in advance but may vary.
The deposit will be protected by The Deposit Protection Service (DPS) in accordance with the Terms and Conditions of The DPS. The Terms and Conditions and ADR rules governing the protection of the deposit including the repayment process can be found at www.depositprotection.com. The deposit is held to cover damage, breakages and any other liabilities under the terms of the Tenancy Agreement. Please note that under no circumstances can this deposit be used to cover rent.
Pets
If you have pets then please inform the team at the outset as not all Landlords will accept pets in their properties. During the period of a tenancy you should not introduce any pets into the property without our prior consent.
Smoking
If you or any of the proposed occupiers are smokers then this should be brought to the attention of the team prior to any agreement being signed and Landlords approval given.
