Golf Links Road sits within the Mountwood Conservation Area created in 2009. A defined area which continues along Prenton Ridge encompassing just a handful of roads - that doesn't give total security to the revisiting resident pair of Mallard ducks here at No.11 - but you'd like to think so. From that, you might surmise (quite rightly) that this house, much like many of its neighbours,' sits within quite an established, secure and certainly private garden plot. And so this property does. What we present here then, is a substantial seventies built house that has been extended and refurbished to the owners high end specification (and thorough enjoyment too) within what is most certainly one of the most charming, private and traditional gardens plots.

And oh! How lucky are you if you are the teenage members of the family whose parents are considering a home purchase of this nature? Exciting in it's tremendously convivial style; its, as we've said, 'top drawer' finish but also for the few added features you wouldn't normally expect in a house type of this nature; not even in this price range.
First and foremost then; and thinking of those teenagers again; is the manner in which the ground floor lends itself to entertaining. Not just from the most gorgeous of large family kitchen areas (look out here for the first of many garden views) but how this room flows smoothly into both dining room and games room; both with double opening doors to this room as well as to each other.
The games room is naturally a fantastic addition for those celebratory parties or for the more intense family snooker matches. Meanwhile the separate front living room has its own spectacle; that of a south facing semi circular ultra deep bay which benefits from a completely private front garden view. Of course being south facing this room will warm up nicely too during spring and summer.
At ground floor level there are, as you'd expect, full cloakroom and utility room facilities. The kitchen comes with an ample range of integrated appliances; no less with style and a touch of finesse.
The next eye catching view of the rear garden is from the landing (see landing photo). Pictured framed, this view isn't a bad reminder of how perfectly private and naturally enclosed your kingdom is as you leave the 'master' bedroom suite every morning. Although there is the balcony to sit and take morning coffee on whilst previewing over the front gardens too.
This 'master' bedroom is charming and elegant. Just like much of the house. Possibly one of our most favourite of rooms, not just for the style in which it is presented, but for the garden view, for the balcony access, for the generous fitted wall to wall wardrobe furniture; as well as for the en suite bathroom. A bathroom which, given its Jack & Jill status and configuration, adds as a family bathroom. Luxurious for its size as much for its presentation. (We might point out here that two of the remaining three bedrooms also have their own dedicated en suite facilities).
Staying with the balcony theme and you'll have noticed from our floor plan below how bedrooms two and three are connected by a shared balcony. (A little more fun and space for your kids to show off to their friends). Both, as we've mentioned, have en suite shower rooms. The fourth bedroom, currently commandeered as the home study room, is the smallest. We'd say it was a smaller 'double' sized bedroom rather than 'single' sized.
And all bedrooms and bathrooms are displayed to a similar and an exacting finish in that 'high spec' style we alluded to in our introduction. In our view, faultless.
Back to the outdoor space and to what is a fine and handsome established garden. A garden made private from Golf Links Road from planted and now matured shrubs, copper beech hedging and trees. Pass through the remote controlled gate and up along the block paved drive bordered by evergreen either side. This opens to a sensibly sized parking and turning bay. Gardens sweep gently down towards the front boundary whilst the majority of garden stands to the rear of the house.
And there's something here for all members of the family to appreciate. For the younger children a good square piece of lawn and a thicket of shrubs to the rear boundary in which to play; for relaxation there's the soporific fall of the ornamental water feature which encompasses a gently cascading waterfall and pond positioned over to the east side of the garden; a well designed and protected main patio area; a Wendy House and a number of paths to wander through. All thoroughly enchanting. Just try not to disturb Mr & Mrs Mallard....
This property will be seen up on the left hand side of Golf Links Road. So well enclosed, it's hard to see the house from the road. If you've arrived at the Golf Club then you've driven too far down the road. Look out for the gate, (as per our last photo on our slide show) and house number on the letter box. For Sat Nav: CH42 8LN
