4 Bed House - Semi Detached For Sale

Reception Rooms: 3 | Bedrooms: 4 | Bathrooms: 2

Guide price £750,000

At this price point Westgate, the house and its rear garden is available to purchase together with a building plot with approved planning permission within the larger garden area, to the west side of the main house. We refer you to planning APP/19/00004. Westgate, the house, comprises the very much larger portion of this handsome late Edwardian, early Victorian pair of linked attached houses. With its red sandstone mullioned and leaded windows, beautiful oak staircase and expansive true reception hall Westgate represents a glorious example of this period of architecture. Square bay windows, wood block floors, coving and fireplaces in situ underpin that elegance. And with a tasteful, sympathetic approach from the current residents, an extra level of comfort together with a hint of sophistication has been added both over the years as well as more recently, the outcome of which, in our view at least, is one of the most graceful and refined homes available for sale.

Meanwhile this fine and extensive family home together with the building plot adjacent offers a considerably rare to find opportunity these days to self build a dwelling for your extended family perhaps, or for your later retirement, maybe. The location, of course, will be highly influential in your decision to buy and for that we would invite you to view to appreciate how private a position both house and land lie within the Noctorum district.

However we can't but help ourselves in highlighting just one or two of our favourite rooms and features within: And perhaps not unsurprisingly for us it was the main living room that wins our favour, but only just. For its shear grace and generous space together with the most handsome of recessed fireplaces and prettiest of square bay windows combine to make one gorgeously comfortable and relaxing living rooms.

This was closely followed by the reception hall. Beautiful. Enough perhaps said. Wood block floor beneath the carpet extends from the sitting room through and into the open plan dining area where you'll find the second square bay. (both bays south, garden facing).

And of course the open plan nature of this space between hall, the dining quarters and the kitchen make for a particularly convivial atmosphere and for that alone worthy of a mention. Needless to say, ideal for family entertaining for any generation. Meanwhile to get away from it all, snuggle down in front of the wood burner, there's a smaller living room to enjoy.

Up at first floor and the landing area is proportionate to the magnificent hall below; accessed via the most spectacular and easy rising of staircases. At this level there are four double bedrooms and a box room/study. Here undoubtedly the master bedroom is the trophy room for us. It's a little dreamy, it's a little opulent (if for nothing but it's size), It's a beautiful room and it comes with a striking new en suite.

This room, like the main living room below, has a generous window display with aspects to both south and west. Two more 'double' sized bedrooms are also south side of the house whilst the third 'double' together with the 'box' room are north facing. These rooms are serviced by a delightfully over sized family bathroom - striking too in its black and white finish and generous lighting.

From our very last photograph you can get an idea how well set back Westgate is from Noctorum Lane, along a private drive leading to but a handful of homes. There's ample parking to the front of house, (see the large garage), as well as a parking bay opposite and across the other side of the drive. There is plenty of established garden around to the easterly side and rear (south) of the house for the children and adults to, well, let off steam. The building plot stands to the west side of the house.

Locator

Our clients moved here, arguably the most sought after quarter of Noctorum, originally for proximity to what is now known as BHSA school for girls. Birkenhead School, St Anselm's College and Birkenhead Sixth Form College are all within the same quarter mile - all but five minutes at the very max' by car. Easy as then to drop your students off here on the way to the tunnel, just another five minutes away. And for weekends? Step across the road and through the swing gate and up to the club house at The Wirral Ladies' GC. For Sat Nav: CH43 9UA
