Cavendish Road, Birkenhead, CH41
4 Bed House - Detached For Sale
Reception Rooms: 3 | Bedrooms: 4 | Bathrooms: 2
This Grade 11 listed building was one of the original lodges that first formed part of the initial development of Birkenhead Park, laid out by J Paxton; circa 1843-47 and for that this house offers local and national architectural importance: designed by Hornblower and Robertson - but more of that later. Of just as much interest to you will be that this stone built house is ready for refurbishment; a general programme of which has been reflected in our asking price. Located on the corner of Cavendish Road and Ashville Road, No1 occupies a dominant spot with views both eastward and south over to the Park.

And whilst the house is currently occupied we confirm there will be no onward chain, or associated delays, in this property purchase. As agents, we have been given the brief to show all prospective buyers around, so please do call us (0151) 608 8586; we can normally accommodate a viewing at fairly short notice.
So what of those architectural features to look out for? Of course there are the stone built bays, the handsome tall chimneys and within, look out for the double ornate arches toward the lower hall area; the splendid detailed cornice within both reception rooms as well as the typical-of-its-period staircase. The architecture we most admire is at first floor within each of the four double bedrooms. Here you'll see not only high, vaulted ceilings but also single rolled plaster cornice to each and every room.
The basement to this house is another feature worthy of comment given its size not just in width and length but in height too. It provides two substantial rooms along with an auxiliary cold slab store room. (Potential then for extending your accommodation to a lower ground level, perhaps - or just a good place to let the teenagers let off steam with their music and friends - just as in generations before).
And so to the main accommodation which is both elegant and still pertinent to modern day life style and general day to day living. With two great reception rooms, facing both north east and south; there is a study, cloakroom facilities, morning room (access to the south west facing gardens) and a family kitchen breakfast room. (Usefully, the latter has direct integral access to a double garage).
The bedroom accommodation is presented over a mezzanine split level landing where the smallest of the four doubles and the first of two bathrooms are located.
Up again and to the main landing area and a view down to this most appealing of turned staircases and mezzanine window, and to three large double bedrooms, a second bathroom (with its own 'feature') and to a utility room. This is a handy room, saving all family linen being taken down to ground floor - although of course you might earmark this room as a potential shower room during your refurbishment.
The main bedroom, as you can see from our floor plan below, is a very large room - a room you may consider either splitting, or creating dressing room/en suite facilities, or just enjoy the space. Either way, this together with the two other double bedrooms at this level enjoy pleasant views.
These aforementioned gentlemen architects were also responsible for the design of the Roman Boathouse, the Swiss Bridge, the Gothic and Italian Lodges as well as for the Grand entrance seen at the north entrance of the Park. And we're sure you're aware that Paxton's overall design of Birkenhead Park itself was replicated and used in the creation of Central Park, New York.
Birkenhead Park has a CH41 post code, the house CH41 8AX; situated between the two sides of the Park, just on the corner of Ashville, opposite one of the Park's entrances. A stroll to Birkenhead Park station or bus service along Park Road North which leads straight through for the tunnel access for Liverpool - that will take about five minutes by car. And of course there are a selection of popular schools also very nearby: Birkenhead Sixth Form College, BHSA for girls, St Anselms College for boys and Birkenehad School (Co-ed, independent) all just a couple of minutes by car too.
