5 Bed House - Detached For Sale
Reception Rooms: 4 | Bedrooms: 5 | Bathrooms: 2
No onward chain on this beautiful property! Traditional of course, yet with a hugely contemporary influence. Indeed, over the last two and a half years a substantial amount has been spent upgrading this period house into something quite spectacular, whilst still giving you an exciting chance to add your own dimension. As you glide from one beautiful room to the other, there's a definite feeling of luxury and not a small amount of sophistication. Let us explain ....
- NO CHAIN
- Two main reception rooms
- Playroom & cloaks
- 5 double bedrooms
- New ensuite & bathroom
- South facing gardens
Of course the address, the location, sitting on the brow of Prenton Ridge and its conservation area, along with the size of plot (assuming you've already google mapped), suggests this property, Southernhey, will sit comfortably within the upper quartile of high calibre housing, east side of Wirral.
But we also want to share what makes this house that little extra special by means of identifying where all that expense has been apportioned.
We'll start with windows, Hardmans Windows installed a new pvc window system to all bar a few (kitchen, utility and top/fifth bedroom; the reason for these omissions will become clear). Many of the original stained glass windows have been professionally encased, thus retaining an element of the traditional character of this fine house.
Apart from these rooms an extensive re-wire has been carried out. This includes new lighting. A feature ceiling with selective mood lighting features in the rear living room. The re-wire includes internet cabling with internet points throughout the house. There is a wireless booster enabling a good signal can be gained on all the floors, at all times. Wired streaming can also be achieved from all the tv points. Motion triggered external lighting has been installed along with CCTV cameras.
Under the stairs is a central entertainment hub. The sky boxes are there and can both be viewed on any tv in the house as can any other device such as games consoles, dvd players etc. The burglar alarm is new and can be controlled both up and downstairs. New smoke detectors have also been installed on all floors.
Again, except for the kitchen and utility, new central heating has been installed throughout. This includes new copper piping and new radiators. The central hub is in the boiler room next to the main bathroom, the boiler being a Worcester Greenstar 40CDi
Following the installation of these items, all areas and rooms but the areas aforementioned have been replastered and of course, redecorated. Beyond that, new floor coverings have been added, new fireplaces (one remote controlled) and new Sharp wardrobes added to two of the five double bedrooms. Both the en suite to the master bedroom and family bathroom are new, stylish and somewhat luxurious, the latter with the benefit of twin basins and underfloor heating.
Architect plans have been drawn up offering an insight as to what our clients had considered creating within the kitchen and utility area. These are available for your consideration. As you take your tour, It is self evident that a number of options are possible, including leaving the more than adequate current lay out as is - see floor plan below.
Past the kitchen is a covered drying area and passage to a large utility (with second ground floor loo); access to a playroom that stands behind the integral double garage and, (similar in diameter) access to the garage.
Moving back through the kitchen and morning room, past the cloakroom and to the most welcoming (and large) of hallways. There are three main reception rooms; two substantial reception rooms and a third 'day' room (with one particular attractive, stained glass and encased angled window).
At first floor, the landing area is inevitably as grand and as spacious and this takes us to four beautifully presented bedrooms, the most mouthwatering of bathrooms, and for two of the four bedrooms, a splendid view onto the most private of family gardens. (One room having a balcony area). An enclosed stairs lead on up to bedroom five. Here, on our floor plan we've given existing wall to wall measurements. However behind these stud walls we understand is more space again.
As you can see Southernhey sits proud and ever so slightly elevated way back from Prospect Road. Plenty of parking too, as you see. Privacy from the road is also an important factor. Given the nature of the plot, as you move from first floor to the top floor, some spectacular views across to the Liverpool skyline are to be enjoyed (none better than on Nov 5th).
Meanwhile out at the back of the house is a fine, suitably proportionate private south facing family garden. In fact there are two. The main cricket square, flat and lawned and then beyond that there's more of a Secret Garden or Wood, an area that presumably looks after itself, but what fun for the children...
This impressive home stands more or less equidistant from Wirral Grammar Schools, in one direction, and Birkenhead School, BHSA, St Anselm's and Birkenhead Sixth Form College in the other. The tunnel for work in the city is ten minutes away, so too the motorway. For Sat Nav: CH42 8LF
