Before all the usual hyperbole you'd expect of us we'd like to draw you attention very early on to one very important and worthwhile 'feature': that of the solar panel system which was installed seven years ago. The 'package' provided by the energy company offers a further eighteen year term with £1,600 tax free income to the householder per annum (£28,800 in total) in addition to the cheap energy provided from the panels. Our clients annual combined electric and gas costs are around just £1,800 per annum. (EPC rating to follow shortly).
Straight back now to the accommodation - outstanding and confidently, we say, high up in the upper quartile of standard of presentation. The second observation is one of practicality of design: as you will see from our floor plan how the bedroom accommodation is annexed from the 'living' accommodation. Also see how all principal rooms benefit from good window sizes and for that particularly private and attractive garden aspects views.
A charming central hall opens to a spectacular 'through' combined kitchen with living and dining area; to the main living room and also through to the inner hall.
This hall - with ample storage facilities and wood floor - also returns to the kitchen and living room whilst further along there are doors to a tv/snug room, a separate study, recently added 'garden' room or atrium and separately to the bedrooms. There are four bedrooms here, serviced by a large main bathroom, en suite to a guest bedroom and en suite and dressing room to the master bedroom (also with robes); the latter also being west side of the bungalow and so enjoying late afternoon sunshine.
The great advantage of this extraordinary bungalow being so centrally positioned within this plot is the ample patio and natural screening gained either side. This has been taken good advantage of with indian sandstone patios and shrubs laid. In fact the addition of this most beautiful garden room takes full advantage - especially with its bi-folding doors - and prime focal point for the mature cherry tree....
Its position also allows for a central circular drive behind the electric gates with double garage and double carport tucked sensibly away to the side.
And so returning to the main hub of the house, both day to day and most certainly for when entertaining too. Fair to say, in our view, that this room is something quite special. Space that has clearly been carefully design in such a way as to generate plenty of natural light - encouraged by acres of polished black granite and marble floor tiling and maximised by a handsome deep bay window and skylights.
This quite dramatic combined kitchen with general living space is a through room which also attracts more light and, as you see, there is a genuine over indulgence of granite preparation space together with a very generous mix of oak units - whether cupboard, corner space savers, open storage, pan drawer or a separate dresser unit.
So, this has to be our favourite room in this altogether five star presented home - although for real relaxation you'd be hard pressed not to appreciate the garden room. Stylish, yet traditional; spacious yet cosy and of course absolutely full of light. Just a gorgeous room.
Other 'entertaining' rooms include the front living room which also has a feature bay window; a snug or tv room great for some r & r or to shunt the kids off to. The study could just as well be adapted as a 'something else room' of course.
In summary then; plenty of rooms with plenty of features. One point we may not have stressed adequately and that is of the general attention to detail, the high standard of finishing - from the bathroom ware and tiling, to the quality bevelled glass doors and respective furniture and solid wood flooring to the clear care and attention within the outdoor space .A home that could just as well suit a family (consider the short walk to school from here) as much as a bungalow seeker....
Mere Farm Road is certainly as quiet and as peaceful as you'll get locally. Very much tucked away, the road runs into Noctorum Lane, both roads 'off the beaten track' as it were and yet very accessible. For Sat Nav Ch43 9TT.
